AI is also streamlining project management and cost control. Platforms like Buildots use site mounted cameras and AI to track progress against digital models in real time, flagging delays or deviations from the plan. Meanwhile, predictive models can forecast budget overruns or delivery bottlenecks before they impact timelines.
Another aspect of how AI is supporting across building performance is smart energy systems. Smart energy systems powered by AI are helping developments reduce carbon footprints by managing heating, lighting and water usage based on real time behaviour and conditions. For all the benefits, there are several red flags as well as amber flags we can’t afford to ignore. Just as AI has the power to make buildings smarter and design more efficiently, it also has the potential to introduce new risks into the way we create and inhabit residential spaces. These risks aren’t always easy to spot at first glance, and they don’t come with flashing warnings. But left unchecked, they can affect everything from fairness in planning to the privacy of the people who live in these homes. So how do we do AI responsibly in residential development?

Used well, AI could help solve some of the biggest challenges in urban development, housing shortages, sustainability, and liveability. It can help us design smarter, build faster and operate more efficiently. But we must be honest about the risks and we must keep the human experience front and centre.
