We provide OS&E (operating supplies and equipment) services as part of our wider FF&E delivery for hospitality and commercial projects. OS&E covers the essential operational items a venue needs to function from day one and we coordinate this procurement alongside the FF&E programme to ensure everything arrives together, on time and to the right specification.

While FF&E defines how a space looks and feels, OS&E defines how it operates. Both need to be in place before a venue can open its doors and managing them together through a single team removes the coordination risk that comes with splitting them across separate suppliers.

What does OS&E include?

OS&E covers the day-to-day operational items that guests and staff interact with but that sit outside the FF&E specification. These are the functional details that complete a space and allow it to operate.

Typical OS&E items include:

  • Tableware and glassware: crockery, glasses, cups and serving dishes

  • Cutlery and serving equipment: flatware, specialist utensils and presentation pieces

  • Table linen: napkins, tablecloths, runners and placemats

  • Bathroom supplies: dispensers, trays, waste bins and guest amenities

  • Kitchen smallwares: back-of-house equipment, prep tools and storage

  • Guest room accessories: stationery, branded collateral, hangers and in-room consumables

While individually small, these items add up to a significant procurement exercise. Coordinating them properly ensures the venue opens with everything in place rather than chasing missing items after handover.

 
 
 
 

The difference between FF&E and OS&E

FF&E and OS&E are often referenced together but they cover different categories of items. Understanding the distinction helps clients plan procurement more effectively.

FF&E (furniture, fixtures and equipment) covers the permanent and semi-permanent items that define the interior. Sofas, beds, lighting, joinery, artwork and rugs all fall within FF&E. These are the items that shape the design and are typically specified by the interior designer.

OS&E covers the consumable and operational items required for the venue to function. A hotel room needs a bed (FF&E), but it also needs hangers, an iron, glassware and bathroom amenities (OS&E). A restaurant needs tables and chairs (FF&E), but it also needs cutlery, napkins and crockery (OS&E).

How we deliver OS&E alongside FF&E

We provide OS&E services as part of a wider project where we are already managing the FF&E. This is not a standalone service. It is an extension of the procurement and coordination work we are already delivering.

When OS&E sits within our scope, we manage it through the same structured process we apply to FF&E. Specifications are confirmed, suppliers are briefed, orders are tracked and deliveries are scheduled against the project programme. One team coordinating both streams removes the risk of items arriving out of sequence or falling between different suppliers.

For hospitality clients in particular, the overlap between FF&E and OS&E is significant. A restaurant fit-out, for example, requires furniture and lighting alongside tableware and linen. Managing both together means the space is ready to trade, not just ready to photograph.
